Plan, permit and prepare

Plans and permits come first. Then site prep and demolition clear the way. Dumpsters and protection go in.

Delays here ripple through everything that follows.

Structure and systems

Framing, roofing and windows make the building weather-tight. Then plumbing, electrical and HVAC rough-in go inside the walls. Inspections happen before walls close.

Insulation follows.

Surfaces and finishes

Drywall, texture and prime come next, followed by flooring, cabinets, counters, tile and trim. Paint and fixtures finish the job.

Touch-ups and a final walkthrough close it out.

Outside and cleanup

Exterior work, landscaping, driveways and cleanup are often last. Weather can rearrange this order.

A good coordinator keeps trades from tripping over each other.

Questions

Good questions, straight answers.

Why do schedules slip?

Weather, materials, inspections and surprises can all move dates. Ask how your contractor handles delays.

Can trades overlap?

Some can. Others must wait for each other. Your contractor will plan it.
